How we can help you
Mobile Property Settlements
So, you’ve taken the first step toward buying a property — now what?
Once you’ve received a Contract of Sale, Settle Petal Mobile Conveyancing can guide you through the next stages of the process. This includes reviewing the contract, helping you understand the terms, overseeing the deposit transaction, liaising with your banking institution where required and arranging for the exchange of contracts to occur.
When it’s time for settlement, I coordinate the final steps to ensure all documentation is in place. During this stage, I remain available to answer questions and assist with signing and lodgement requirements.
After settlement, I'll provide a summary of the conveyancing process to help clarify what has taken place and outline any remaining responsibilities relating to your property purchase.

When it comes to settlement, I will handle every detail. During this final step in the buying process, all your questions will be answered and everything will be signed, sealed and settled.

Frequently Asked Questions
What documents do I need when buying a house in NSW?
When buying property in NSW, several documents are essential. The most important is the contract of sale, which includes title details, zoning information and vendor disclosures. You’ll also need loan approval documents from your bank if you're financing the purchase, as well as proof of identity for verification. A pest and building inspection report is strongly recommended to flag hidden issues. During settlement, your conveyancer will also handle a transfer of land, stamp duty forms, and arrange a settlement statement that itemises all costs. If you’re buying into a strata scheme, a strata report is also advised.
How long does the conveyancing process usually take when buying?
Conveyancing in NSW typically takes 6 to 8 weeks from contract signing to settlement, but the timeline can vary. After your offer is accepted, your conveyancer will review the contract and conduct property searches. Once you're ready to proceed, contracts are exchanged with a standard 5-business-day cooling-off period unless waived. During this time, inspections, loan approvals and council checks are finalised. The remaining weeks are used to arrange settlement logistics, discharge any existing mortgages on the title and lodge paperwork. Delays can occur if finance is slow, issues are found, or sellers aren’t ready.
Do I need a conveyancer or a solicitor for buying property?
In NSW, you can use either a licensed conveyancer or a property solicitor when buying a home. Both are qualified to handle the legal and administrative steps of a property transaction, including reviewing the contract, conducting title searches, managing settlement and ensuring everything complies with state law.
Conveyancers focus solely on property law and tend to offer a more streamlined, cost-effective service for standard transactions. Solicitors, on the other hand, can provide broader legal advice, which may be helpful if the purchase is complex — for example, involving disputes, family transfers or unusual contract terms. For most residential purchases, a conveyancer is sufficient. However, if you think legal issues could arise, choosing a solicitor may offer added peace of mind.
